There is nothing worse than a landlord who speaks to someone about renting a home or an apartment, liking them and then they do not pay their rent. While many people can seem like they are going to be great tenants, personalities are not the only way to judge a tenant. Tenant screening offers a more in depth analysis of prospective tenants that looks at their rental history as well as their credit.

Just because a visual inspection of a person seems to go well and the subsequent oral interview does too is not an indication of how well a person pays their bills. Many people who are looking for an apartment or house to rent are going to put on their best face so that they are allowed to move in. Even if everything looks good on an application and the person or persons seem reliable does not necessarily mean that they are going to be good tenants.

Landlords need to rely on more than just gut instinct and a well-written application. Tenant screening offers a more in depth analysis of those who are going to be living in the rental property. Landlords can look at the most important aspect of a prospective tenant, their rental history.

If a tenant screening shows that there have been many evictions, then they are not going to be a good candidate for the rental. One eviction may not be a deterrent as there may have been extenuating circumstances. More than one can show that the person who is applying has a history of moving into a place and never wanting to pay their rent.

Do not be fooled by pretty words and gut instinct as a landlord. Make sure that those who are going to be living in the property are going to pay their rent and that they do not have a history of skipping out on it. Doing these types of background checks can mean better tenants.
